How to Get Your Full Bond Back in Australia: A Room-by-Room Guide
In Queensland, your bond is real money sitting with the RTA — and the final inspection decides whether you get it back. Most disputes come down to cleaning, not damage. Here's how to leave your rental inspection-ready.
Start high, finish low. Dust and grime fall downward, so work top to bottom in every room: ceiling fans and light fittings first, walls and skirting next, floors last. Doing it in the other order just means cleaning the floor twice.
The kitchen wins or loses your bond. Property managers look hardest here. Degrease the rangehood and filter, clean inside the oven (including the racks and glass door), wipe out every cupboard and drawer, and pull out the fridge to clean behind it.
Bathrooms need to sparkle, not just look clean. Treat mould on grout and silicone, descale the showerhead and taps, clean the exhaust fan cover, and polish mirrors and chrome. A streak-free finish reads as "professionally cleaned" to an inspector.
The details that get flagged: window tracks and flyscreens, marks on walls, dusty blinds, skirting boards, and the inside of the laundry. If carpets came professionally cleaned at the start of your lease, many Australian agreements require the same at the end — keep the receipt.
Know when to book a pro. Bond cleaning is time-consuming and the standard is unforgiving. A vetted Busihive bond cleaner knows exactly what local property managers check, and the booking is insured. If something is missed, you're covered — and you keep your weekend.
